We provide real estate paralegal services and real estate e-recording services through Simplifile. We are allowed to electronically e-record real estate instruments in any county in Florida which is supported by Simplifile processing.

 

Please note that not all counties support real estate e-recording and require original documents to be mailed in to the county of address of the real property. 

 

In addition, we offer services for other recordable instruments in any state which accepts Simplifile services such as:

 

  • Quitclaim Deed

  • Ladybird Deed

  • Personal Representative's Deed

  • Trust Deed

  • Notice of Trust

  • Affidavit of No Florida Estate Tax Due (DR312)

  • Affidavit of Continuous Marriage

  • Death Certificate

 

In some states, such as Georgia, we are not allowed to e-record real estate documents because in Georgia, it is construed as unauthorized practice of law. We are allowed to e-record deeds and other instruments throughout the United States except where accepted.

How Is Our Real Estate E-Recording Pricing Determined?

 

As a real estate paralegal for legal document preparation, we are allowed to use real estate forms for legal document preparation such as quitclaim deeds. It is not uncommon that a quitclaim deed is utilized during a divorce settlement. Therefore, we feel offering the added bonus of real estate paralegal services of e-recording real estate documents, affidavits, and death certificates, provides attorneys, law firms, and realtors the flexibility to be more efficient with real estate e-recording as a value-added service.

 

As a real estate paralegal, we may use an e-recording service to handle your real estate e-recording of the following:

 

  • Quitclaim Deed $135 (includes the cost of e-recording)

  • Death Certificate $20 (fee is at cost)

  • Affidavit of Continuous Marriage (included in quitclaim deed package) 

  • Warranty Deed $150 (includes the cost of e-recording)

  • Other Recordable Instruments


Pricing for Quitclaim Deed, Affidavit of Continuous Marriage, Warranty Deed or Power of Attorney includes preparation of the Quitclaim Deed, Affidavit of Continuous Marriage, Warranty Deed or Power of Attorney form, notarization, and real estate recording fees.
